Stage 1 (phone): Immediate phone contact with the tenant. Stage 2 (warnings): Sending official warning letters from an attorney. Stage 3 (legal): If necessary and according to client instructions, filing a legal claim and opening an execution file – all managed by our office (according to the selected service level).
Do you collect the rent or is payment transferred directly to me?
By default, we arrange a payment transfer mechanism directly to your account, whether through checks, credit card, or bank transfers. When choosing the VIP service level (and subject to agreement on managing an independent bank account for the property), we will manage the account and ensure payment collection.
Does your service include handling property insurance?
Yes. We recommend even when there is no mortgage to add appropriate insurance coverage for the property (building/third party). We will assist in coordinating with your agent or help find a suitable agent and ensure keeping and renewing the insurance policy annually.
Does your service include handling ongoing bill payments (municipal taxes, electricity, water)?
Yes. We handle transferring the accounts to the tenants’ or owners’ names. According to client choice, when choosing bank account management by us (VIP), we will also be responsible for executing all these routine payments on time.
How are issues related to the condominium (building committee) handled?
We fully handle everything related to the condominium. This includes ongoing communication with the building committee or the building’s management company, and even representing the owner at apartment owners’ meetings, according to the selected service level.

What are the management costs and are they fixed or variable?

How is expense approval conducted?
